That’s around £33,000 when considering the average resale value of a three-bedroom, two-bathroom home in the UK.

 

Depending on the current layout of your home, an extension gives the new owners plenty of choice when it comes to how to use this new space. An extension could be used to create everything from an extra bedroom or bathroom, to increasing the size of the kitchen, to even making way for a home gym, office or cinema. Whatever the new owners of your home decide to do with the extension, they’ll likely be happy to pay a little extra for this versatile new space.

 

Have A New Kitchen Installed

 

It’s easy to see why a recent report by PropertyMark found that 65% of UK homeowners have their kitchen renovated before selling their property.

 

Having a new kitchen installed may lead to an increase of between 5% to 15% on the resale value of your home – it may seem like a small figure, but it amounts to thousands when translated into the financial return on the sale of the average UK home.

 

These figures are based on a mid-range kitchen installation, too, meaning that the average homeowner needn’t break the bank in order to make the most of their kitchen when selling their property.

 

Commission A Loft Conversion

 

If your home has the room to add a loft conversion and your current loft space is being left unused, you may be missing out on the opportunity to increase the resale value of your home by up to 15%.

 

The reason for this is that loft conversions give you the opportunity to list your home with an extra bedroom, opening it as an attractive option to plenty of potential buyers that would otherwise pass on it during their search.

 

Adding a loft conversion means that you can add a whole new bedroom to your property, taking a 2-bed to a 3-bed and a 3-bed to a 4-bed – needless to say, this is a great way to make your home both more valuable and more appealing to potential buyers. If you have the space to incorporate an en-suite bathroom into your loft conversion, even better.

 

This may not be the right option for everyone – not every loft is suited to a loft conversion, as their needs to be plenty of available headroom and the capacity to add windows and electrical wiring. However, if you can have your loft converted into an extra bedroom, this is one home improvement that we would recommend every time.

 

Have A Driveway Added

 

Off-road parking is an amenity at the top of wish lists amongst the majority of those in the market to buy a new home. Proven time and time again to be safer and more secure than parking your car on your street, it’s no surprise that adding a driveway to your property may increase your property’s resale value by anywhere up to 10%.
